  • Handover of the rented property:
    The rented property is fully furnished, provided with household appliances, crockery, kitchen equipment and change of linen, as described on our website www.immobiliaretowncountry.it. At Check in, the client is required to bring the necessary documentation for the local authorities and to accept and sign the Check-In Form
     The rented property is handed over in a perfect and functioning condition and must be in the same condition on Check-out. We expect all tenants to treat the rented property as if it was their own home and leave the property tidy and in good order for Check-out. If on Check-out the property is found to be particulary dirty or untidy then a final extra cleaning charge may be applied.
  • Security deposit and contractual obligations:
    The tenant will be required to provide his/her credit card details (if not otherwise specified by cash or wire transfer) for the Security Deposit for the amount stated on our website www.immobiliaretowncountry.it. The credit card information is kept as a cautionary measure and is only used to cover any costs if any damages are found or if there are any outstanding payments or extras (including telephone or utility bills, contract registration fee, final cleaning etc.).
    Furthermore, if the client leaves the property at a different time to that pre-arranged without informing Town & Country , it is hereby understood that they will attest all damages noticed, all unpaid extras and the final meter readings (if applicable) carried out by Town & Country  or its delegates. If no damages are found or extras to be paid then the credit card information will be destroyed; if the Security Deposit was sent by wire transfer or in cash then it will be returned in the same method. Only in the case of letting periods of 30 days or more, a contract registration fee (1% of the total rental amount with a minimum of € 33,50 + € 30,00 in stamps), obligatory under the Italian Law, will be applicable. The client will also be required to sign a standard tourist rental contract. In other cases the contract will be considered finalized with just a simple written acceptance of the aforementioned proposal. The proposal will effectively be accepted by Town & Country  , who acts as mediator and also representative (by the conclusion of the contract) of the landlord, who is the actual renter, in accordance with the binding conditions requested by the landlord.
  • Terms of payment:
    For the acceptance of the proposal must provide your credit card to guarantee the amount of the stay and also make the first transfer of 20% by bank transfer as follows:

    The balance must be paid in the same way at least 20 days prior to arrival.
    The agreed deposit must be paid in cash at your arrival and will be returned upon check-out to check for damage to the property and / or furniture.

    Cancellation Policy:
    Whenever the contract proposal is revoked after it has been accepted, the following penalties are applicable:
    - 20% if cancellation is made more than 45 days before the beginning of the rental period
    - 50% if cancellation is made between 45 and 31 days before the beginning of the rental period
    - 70% if cancellation is made between 30 and 6 days before the beginning of the rental period
    -  90% if it’s made 5 days before letting period

    In case of cancellations, or outstanding payments, the client authorizes us to charge the credit card given as guarantee to cover these costs.
  • Arrival and departure: (if not differently stated on the property page):
    Check-in is done by appointment between 15:00 and 19:00
    For arrivals between 19.30 and 22.00 there is an extra of 25 euros to be in cash on arrival
    For arrivals between after 22.00 there is an extra of 45 euros to be in cash on arrival
    Check-out is to be done by appointment between 9:00 and no later than 10:00 Please inform us on your estimated time of arrival/departure at least two days in advance in order to be able to to  guarantee your check-in

  • Rules and regulations:
    The tenants agree to respect the rules and regulations of the building, and to avoid any behavior that could cause a disturbance to others. It is however forbidden to: a) use the common spaces that are not specifically pertaining to the property, b) park bikes or motorbikes inside the city building, c) keep any kind of pet (if not differently stated), d) remove furniture or any other object that constitutes the property’s furnishing. The landlord reserves the right to visit the apartment and to show it to prospective clients, after having given notice to the tenant. Responsibilities: The occupier relieves the landlord from any responsibility for damages caused by a third party (including disruptions in gas, electricity, water supply), and is directly responsible to the landlord and third parties for damages caused by him/her due to water or gas leaks, etc., and for any other abuses or misusage of the property and its belongings. The occupier relieves the landlord and Town & Country  from any responsibility for damages, injuries or accidents that may occur to him/her during the rental period. Every property is checked by Town & Country  and the corresponding descriptions are written in good faith.Town & Country declines any responsibility for changes made to the property carried out by the landlord without our knowing. In the event of any problems, the occupier will do his best to resolve them, contacting Town & Country  with any written complaint within 24 hours, and thus allowing Town & Country  the necessary time to solve the problem. In the event that this is not done, the occupier that abandons the property before the arranged departure date will lose their right to any possible reimbursement. If due to "force majeure" (out with our control) Town & Country  should be forced to terminate a rental contract, Town & Country  is authorized to assign, in agreement with the occupier, a similar property: if this property carries a lower price than the original property rented, the occupier will be reimbursed the difference in price; if the property carries a higher price than the original property rented, this will be at Windows on Italy 's expense. In the event that an agreement cannot be reached, both sides are authorized to terminate the contract and Town & Country  will reimburse the occupier, for the days that he did not use the property only, without any further reimbursement. For any legal contestations, jurisdiction will take place in Florence under Italian law.
